HOA NEWS:
We had a meeting with our Park Manager and the District Manager on Tuesday, August 18, 2026. We discussed many of our concerns, so this will be a lengthy report. Here we go:
There have been a lot of water leaks and water issues in the park this summer. This is very concerning and quite annoying to everyone in the park.
The construction by the City of Lakeland at the edge of our property has likely played a big part in our water disruption. The construction is an underground water treatment station, and they are digging under Harden Blvd., Fred’s Restaurant, and Beacon Colony.
Some of our water problems are due to a surge in water pressure against our old pipes when they turn the water supply off and on. This is also stirring up sand and silt, possibly contributing to our blocked drains.
Manager Kimberly and District Manager Sandy have gone to the construction site and discussed our water issues with the Project Manager.
Meanwhile, the watering ban is still in effect until October. The watering at the new houses’ lots will now follow the guidelines of 1 day per week. Other lots in the park should also be following this guideline.
The problem with the Emergency Phone Number going unanswered was also discussed. This will be addressed immediately by management and we shouldn’t have any more issues.
The fire hydrant outside of the clubhouse with the “out of order” sign will be repaired immediately. The Fire Department has been notified.
The 360’s will be done in October. This is for several reasons. First, the new manager didn’t start until mid-July, and she needed to complete her training and become familiar with the job. Second, Kimberly wanted to do them in the fall so that snowbirds will have a chance to repair anything that is written up. Keep in mind that things like long grass, weedy lawns, unregistered vehicles and commercial work trucks in driveways or on roads when no work is being done, will still need to be taken care of immediately.
The three large pine trees at the entrance to the park are not, in fact, dead, even though they appear to be. They will return to being all green, but that variety of pine takes a long time to rejuvenate itself after frost damage. They will not be removed at this time. Logan iwas examining the trees on Tuesday, 8/18.
The vendor will be in the park on Friday, 8/21, to treat and clean the ponds. The scum and slime will then be gone.
The speed bump sign will be put back on it’s post on Magnolia St.
The light on the flagpole on the island will be fixed.
The erosion of the seawalls and ruts around the ponds will be assessed by the ELS Asset Manager. He will also be assessing the driveway area to the island, where it’s eroding under the roadway.
There are currently bids from vendors being accepted for a new Beacon Terrace sign at the park entrance.
There are currently bids from vendors to fix the pool deck surface.
The fans in the pool area will be repaired or replaced.
The air conditioning in the Clubhouse has been repaired, and the pantry door has been replaced.
The Poker Shed’s ownership and management is being reviewed and discussed by the HOA and ELS. An agreement needs to be drawn-up.
Things that were pending when Taylor left and still being discussed:
- The Island Swing
- Railing down to the dock
- Picnic Tables for Island
- Dog Park – But the leash rule is still in effect and will not change when walking in the park or at the island.
- Paving of Roads
There has been some concern about people feeding the ducks. Although it is fun to feed them, the ducks are becoming dependent on humans for food. It also creates a very large group, who leave a very large mess on the grass where they gather. It is not healthy for the ducks, the grass, or the rest of the residents.
ELS is currently getting cost estimates to replace the fountain in the front pond. Please be patient, it’s coming!

PARK FACILITIES—Promote and encourage the proper care of all facilities in the Park by all residents.
RULES and REGULATIONS—Establish reasonable rules and or regulations for all activities in the best interest of all residents and such rules are not to conflict with those of the Park management.
PROBLEM RESOLUTION—Promote cooperation between residents and park management where differences arise and seek agreed resolution. Represent residents to seek proper resolution.
